5 Highlights on Residential Foundations

Slab foundations

monolithic slab, stem wall, and post-tension systems for grade-level construction. Proper moisture barrier, insulation, and reinforcement for Minnesota conditions.

Crawl space foundations

pier and beam, perimeter wall, and crawl space wall installation with proper ventilation and moisture management.

Basement foundations

full basement, daylight basement, and walkout basement construction with waterproofing, drainage tile, and structural reinforcement.

Pier foundations

concrete pier installation, drilled piers, and caisson foundations for difficult soil conditions or elevated structures.

All foundations set below Minnesota frost line (42-60 inches) to prevent heaving and structural damage from freeze-thaw cycles.

Why Choose Our Residential Foundations

Legacy General Services builds residential foundations that last generations. We understand Minnesota soil conditions — clay soils, frost depth requirements, and water table levels — and design accordingly.

Our foundation crews handle the complete process from excavation through backfill, coordinating with engineers, inspectors, and other trades to keep your project on schedule.

Every foundation includes proper waterproofing, drainage systems, and structural connections. We don't cut corners on the elements that keep your foundation dry and stable.

We back every foundation with a written workmanship guarantee covering defects in forming, pouring, and finishing.

Signs You Need Residential Foundations

1. Building a new home

New construction requires a properly engineered foundation designed for the specific soil conditions and structural loads of your project.

2. Adding a major addition

Additions need new foundation work that properly ties into your existing structure and supports the added load without differential settlement.

3. Existing foundation beyond repair

When foundation damage is too severe for repair — extensive cracking, bowing, significant settlement — full replacement may be the best long-term solution.

Our Residential Foundations Process

1

Step 1Site Evaluation

Assess soil conditions, review engineering plans, and confirm footing locations, depths, and dimensions.

2

Step 2Excavation

Excavate to required depth with proper clearance for footings, walls, and waterproofing systems.

3

Step 3Footing Installation

Pour footings to specified dimensions with rebar reinforcement. Allow initial cure before wall construction.

4

Step 4Wall Forming & Pour

Set wall forms, install rebar, anchor bolts, and window/door bucks. Pour walls in continuous operation.

5

Step 5Waterproofing & Drainage

Apply waterproofing membrane and install drainage tile system around the foundation perimeter.

6

Step 6Inspection & Backfill

Pass all required inspections. Carefully backfill to protect waterproofing. Install sump system if required.

FAQs About Residential Foundations

How deep do footings need to be in Minnesota?

Minnesota requires footings at least 42 inches below grade in the southern metro area and up to 60 inches in northern regions to get below the frost line.

Poured concrete vs. block foundation — which is better?

Poured concrete is generally superior for water resistance (no mortar joints) and lateral strength against soil pressure. It's the standard for new construction in Minnesota.

How long does a foundation take to build?

A typical residential foundation takes 2-3 weeks from excavation to backfill, including cure time. Footings take 1-2 days, walls 1-2 days, plus 7+ days minimum curing before backfill.
